CRESCO REAL ESTATE and WOOD & Company get planning decision for Lakeside Park 03 near Kuchajda: almost 400 flats planned

Lakeside Park 03 in Bratislava's Nové Mesto district has achieved a key milestone. The project - which is being developed in cooperation between CRESCO REAL ESTATE and investment partner WOOD & Company - has received a valid planning decision.

This Bogle Architects project will deliver two high-rise buildings (16 and 26 floors) orientated towards nearby Kuchajda Lake. Nearly 40,000 sqm of new above-ground floor space will cover a plot of 10,000+ sqm. The project will deliver 384 flats and apartments, complemented by 2,000+ sqm of civic amenities. An underground garage will connect the buildings.

"This planning decision represents an important milestone in preparing a project that aims to revitalize the area around Kuchajda. It should bring added value for both residents and visitors drawn to the lake’s various leisure activities. Our vision is to connect urban life with nature, and to deliver quality housing and public spaces to the locality," said Ján Krnáč, CRESCO REAL ESTATE’s executive director.

The public spaces’ organic design is inspired by the Kuchajda lakeside topography, combining various construction phases into a unified mixed-use concept that will showcase various all-day features, with an emphasis on pedestrians and cyclists.

"The area around Kuchajda Lake has been transformed in recent years, its development has long made the locality an attractive address for living, recreation and sport. The project’s strategic location and proximity to the lake - a popular destination for residents of Bratislava and the surrounding area – are sure to make Lakeside Park 03 popular with buyers and regular visitors," added Michal Pauer, CRESCO REAL ESTATE’s sales director.

The project will seamlessly connect to the existing Lakeside Park I and II buildings, Kuchajda Lake, and VIVO! shopping centre. The separate urban block of Lakeside I and II will be complemented by Lakeside Park 03: a new mainly residential complex that will be the area’s final development stage, and will create a functionally and physically interconnected harmonious whole with the existing buildings. 

The central unifying zonal component will be a square (proposed name Plaza) that will feature new green public spaces designated solely for pedestrians and cyclists. The zone will be complemented by high-quality urban furniture and water areas to further enhance the locality’s aesthetics. 

The project will create a new local urban centre in the attractive Kuchajda Lake area by combining several city-forming functions.

The estimated investment is approximately 70 million euros. Following the granting of the prerequisite building permits and in accordance with the planned schedule, the project will start during 2027
