CRESCO REAL ESTATE has unveiled a highly anticipated project on the Danube’s left bank: Project Q will deliver London-design architecture from world-renowned Bogle Architects to Bratislava

CRESCO REAL ESTATE has unveiled the ‘Q project’ by the world-famous London studio Bogle Architects and showcased its stunning aesthetics.

The long-awaited project (previously ‘Waterside’) - located on one of the last land plots along the Old Town’s Danube promenade - will deliver Bratislava’s most premium housing and unique services for residents, all inspired by the highest London standards.

"We approached Q as a once-in-a-lifetime living opportunity. Well-considered and timeless design from a leading London architect and services for future residents are complemented by a stylish solution to public space. We consider life quality an essential component of time at home and in the locality," said Ján Krnáč, CRESCO REAL ESTATE’s executive director.

Q integrates genius exterior loci into apartments

This outstanding project on the Danube embankment in Bratislava's Old Town will be led by London-based architect Ian Bogle and Bogle Architects studio, which won the international tender mainly due to focusing on quality public space and an exacting design. That approach serves to highlight the elevated impact of combining facilities, services, and the locality for residents.

"Q’s location truly sets it apart. From the outset, we were attracted by the proximity of water and greenery that create an out-of-city sensation. The public spaces and interiors have been designed as a natural extension of these stunningsurroundings," said Ian Bogle.

Ideally situated near the Old Town’s pedestrian zone alongside the picturesque Bratislava waterfront, this four-component vertically splayed design affords stunningviews of the Danube, Pečniansky forest, and the capital city’s landmarks such as the castle and New Bridge. "We sought to distinguish Q from other Danube projects with the buildings’ splayed vertical aspect – giving residences river views and abundant natural light," added Ian. Q is the only planned and current project on the Danube by the Old Town with river views from each and every apartment.

Unique residential experience

Q will add 256 one- to five-room units to the Danube promenade in four buildings. A.01 and 1.04 buildings will have eight above ground floors (top two recessed), while 1.02 and A.03 will have nine floors (top three recessed). The upper floor penthouses will haveabove-standard areas. Underground parking will provide up to 700 spaces.

Residents will have access to a wellness area with a swimming pool and saunas, a homeowners-only gym, coworking spaces, and a spacious lobby with reception. "Our designs for premium living reflect residents’ life quality – highlighting optimal use of time. Examples include the indulgence of direct access to the wellness area and swimming pool at ten in the evening directly from homes," observed Ian.

The symbiosis of unique location, international architecture, and residential services has generated a real buzz, with hundreds of inquiries about this exciting new project since the campaign launch in early October. "Premium real estate has an appreciativelong-term anti-cyclical character. At a time when real estate prices in other segments are falling, these properties in Bratislava retain value," said Michal Pauer, CRESCO REAL ESTATE’s sales director.

Waterfront extends with new public space

Project Q will also include an extension of the promenade with internal courtyards between the four buildings opening out to embrace the riverside. A square between A.03 and A.04 will provide opportunities for community activities, while the design of neighbouring Lanfranconi Square was jointly announced by CRESCO REAL ESTATE and JTRE in autumn 2024.

Potential future homeowners can already register their interest in purchasing Q apartments with CRESCO REAL ESTATE. The project’s building permit is awaiting the legal green light, and construction is planned to break ground in 2027 after the prerequisite permits have been signed off.
