CRESCO REAL ESTATE receives final planning permission for the next phase of Slnečnice, bringing nearly 1,400 new homes and the best public transport connection in the district
The new phase will expand the neighbourhood by almost 1,400 apartments, rich civic amenities, and a continuation of the Josepha Poppera Park, which will become the green heart of the new community.
Slovakia's largest residential neighbourhood is set for further expansion. Slnečnice, developed by CRESCO REAL ESTATE, has received final planning permission for a new zone — working title A3+A5 — designed by the renowned Slovenian studio Bevk Perović arhitekti.
"As with other sectors of Slnečnice, we placed particular emphasis on community living, quality greenery and public spaces. Both future and current residents of Slnečnice will appreciate the continuation of the generous park, the sports and leisure areas, and the pedestrian promenade. This zone will have unrivalled access to the tram network, as it is located closest to the tram stop," said Ján Krnáč, CEO of CRESCO REAL ESTATE.
Zone A3+A5 will consist of seven residential buildings combining high-rise structures (11 to 19 floors) with mid-rise block development (5 to 10 floors) and lower podium levels (2 to 4 floors). The zone will also include a standalone ten-storey building with civic amenities at ground level. The ground floors of all buildings will be dedicated to shops and services, fostering a vibrant street-level experience that connects seamlessly with pedestrian routes.
"The design is based on individual buildings that are differentiated vertically — both typologically and architecturally — in fine detail. The proposal also introduces residential islands complemented by public relaxation spaces with carefully selected facades," added Ján Krnáč.
Josepha Poppera Park as the green spine of the new neighbourhood
Public spaces enhanced by greenery will be a defining feature of the new phase. The project includes a continuation of the linear Josepha Poppera Park in Slnečnice, forming a green corridor of over 21,000 square metres, complemented by relaxation zones, children's playgrounds, sports facilities and a running track.
The winning design emerged from an international architectural competition involving seven renowned international studios. The jury recognised the quality of the architectural solution and its clear, legible concept incorporating diverse housing typologies. "The residential islands are positioned to create a dynamic interplay of volumes while naturally transitioning from public spaces with playgrounds and relaxation areas through to more private front gardens," explained Vasa J. Perović, co-founder of Bevk Perović arhitekti.
The design also includes an internal promenade with a pedestrian zone near the park, linking the individual buildings and connecting naturally to the ground-floor shops, services and community spaces. Parking in this part of Slnečnice will be predominantly underground, with the project delivering a total of 2,132 parking spaces, of which 1,926 will be in underground garages.
A cycle path to connect neighbours
The new phase will include a cycle path linking both zones of Slnečnice into a single, cohesive unit, connecting all residents to public transport and the city's wider cycling network. This will allow residents of Slnečnice to travel safely to the city centre by bike, following the model of cycling-friendly cities such as Copenhagen and Amsterdam. Once all sections are complete, the neighbourhood will have nearly 3 kilometres of dedicated cycle paths.
The developer expects to obtain a building permit at the turn of 2026 and 2027, with construction anticipated to begin in the second half of 2027.
