Cresco Real Estate receives official green light for new Slnečnice stage – and almost 1,000 new homes

Bratislava’s largest residential project has set another milestone. The developer CRESCO REAL ESTATE has received the official go ahead for a new Slnečnice zone: designed by PMArchitekti, the new stage - AB1 - will add up to 1,000 flats and apartments in Petržalka.

CRESCO REAL ESTATE’s Slnečnice project is scheduled to expand with the new AB1 zone. Eleven residential buildings totalling 66,000 sqm will cover a 31,000+ sqm area. The neighbourhood will be boosted by 912 new flats and apartments, which will bring family housing and new investment opportunities.

"Slnečnice’s next stage - with the working title AB1 - is one step closer. Obtaining a positive opinion from the city confirms our long-term aim to make Slnečnice a full-fledged district for living, business, working, and leisure. This plan is currently halfway through its journey, during which we’ve already signed off approximately 4,000 housing units, which are complemented by an attractive mix of civic amenities and high-quality green spaces," said Ján Krnáč, CRESCO REAL ESTATE’s executive director.

After obtaining a binding opinion, the developer is seeking EIA approval. After obtaining all the necessary permits, the estimated start of construction is Q4 2026.

“The AB1 project is one of the district’s largest development areas, its implementation is key for further connecting the area in the Zóna mesto (Zone City). The proposed solution takes into account urban features, community life, and integration with existing infrastructure and nearby Joseph Popper public park,” said Peter Moravčík from PMArchitekti, which was also involved in the Tri Veže project.

The new project stage will deliver - in addition to high-quality architecture and urban planning by PMArchitekti and What Architects - an impressive range of one- to four-bedroom flats with high technological standards, including underfloor heating and heat recovery.

"The wide range of flat sizes gives us more flexibility for future variability. Future homeowners can choose from a great range of smaller and more spacious apartments," added Ján Krnáč.  

Tram to connect biggest Petržalka quarter with city centre 

As the new AB1 stage is located near the tram line, the developer continues its efforts to have a transport stop situated even closer to its project residents.

Petržalka Building Authority has issued a decision that permits the use of certain buildings as part of the new tram line project, namely: public lighting, some relocations and connections, replacement planting, and greenery. The final approval decision should come into force in coming weeks.

After the tram service has been launched, residents can access the stop via public transport or on foot via a Panónska Street new intersection (currently under construction, expected completion year-end). Connections between the residential area and new tram line will be further expanded in the future with a central cycle path, the first stage of which has already been built and with the remaining sections awaiting permit issuance.
