Cresco Real Estate’s Slnečnice Nové viladomy: first stage transforms Petržalka hill

Cresco Real Estate’s Slnečnice Nové viladomy (Sunflowers New Villa-Houses) is continuing in Bratislava’s southern urban district of Petržalka. The visualizations - led by Compass Architekti - of Slnečnice Nové viladomy’s first stage have been completed, and building permission has been granted for 347 apartments.

Since the first ground work in 2010, Slnečnice has grown into a full urban neighbourhood with quality civil facilities serving its approximately 8,000 residents: over 3,900 apartments and villa buildings have been completed, with a further 8,000 homes in the pipeline. The next development will focus on the villa-houses zone.

Petržalka hill’s new dawn

The first stage of the new Slnečnice Nové viladomy residential project has been unveiled. Interested buyers can register at the online forms. The developer is planning to launch sales in Q1 2025.

“Slnečnice Nové viladomy is a key milestone in the transformation of Petržalka hill – a legacy of the former regime dating from the original area’s clearance. The rejuvenated of this area will be warmly welcomed. New villa-houses will comprise a fully-functional urban neighbourhood, with civil amenities unmatched by any other residential development in Slovakia," said Ján Krnáč, Cresco Real Estate’s CEO. The area already has 80 shops and numerous services, including state and private kindergartens and nurseries. The first stage will cover approximately one-third of the area, with What architects winning the architectural competition to develop the rest of the site.

Compass Architects design

Compass Architekti designed Slnečnice Nové viladomy’s first stage, a project that aims to enliven the other side of the street as a counterpoint to the completed Villa-Houses Zone. "It’s an opportunity to transform the Azúrová artery into a suburban street. Despite its peripheral location within the Slnečnice area, we perceive this project as an integral part of the Villa-Houses Zone. With its related scale, elevation, emphasis on outdoor spaces in the inner block, and mature greenery, the project builds on the acclaimed features of initial Slnečnice stages," says Compass Architekti’s Miroslav Čatloš, who has been involved in Slnečnice’s urban planning and design for almost 20 years. He considers the orientation towards inner courtyard living to appropriately reflect the location and environment. "Well-considered public space creates natural added value for residents and visitors to this part of Slnečnice."

Each apartment embraces outdoor space

Slnečnice Nové viladomy, the first stage, consists of four apartment buildings (six or seven floors) and 347 apartments. The developer plans to start first stage construction next year.

Apartments will range in size from one-room to four. All apartments have a balcony, loggia or terrace.

The project includes 449 parking spaces, including 208 in car parks. In addition to green areas and kids’ play areas, the first stage will also include an indoor relaxation area with plentiful trees and greenery, benches, community seating and picnic tables. Activity zones will include playgrounds for kids of various ages, and a workout area with flat grassy area for ball games, frisbee and group exercises.

Slnečnice received its first residents in 2013. Slnečnice Nad mestom is currently under construction, and will bring the first high-rise buildings to the Mesto Zone. In its vicinity, last year the developer completed the first part of the extensive Joseph Popper Park last year, which at 58,000 sqm in size when completed will be the second largest green area in Petržalka after Janka Kráľa Park. The latest approved projects in the neighbourhood are Slnečnice UNIQ and Slnečnice POP, and next year the municipality has announced the launch of the tram line’s extension all the way to Slnečnice.
