SO-HO Residence: Cresco Real Estate transforms Prague Holešovice brownfield
Construction of the SO-HO Residence is underway in Prague’s Holešovice (by the Vltava’s Libeň Bridge). On the site of a former car park and disused industrial Tesla factory, the second stage of this exciting new project will transform the locality’s character. Work began at the end of September 2024, and premium apartments and maisonettes were launched for sale in October. QARTA Architektura pioneered a modern design inspired by the original industrial heritage and quintessential Holešovice character. SO-HO Residence second stage is planned to finish during Q4/2026.

The project’s first stage was approved in January 2024 and delivered 148 industrial-character apartments and lofts to the thriving Prague real estate market. "98% of first stage units are sold, with 1,250 sqm commercial premises taken by the popular Naše Toustárna (Our Toastery) café-bakery and Form Factory fitness centre with wellness - a welcome addition to local services," says Aleš Svatoň, Cresco Real Estate CZ’s managing director. The success of the first stage laid the foundations for the second stage of the development project.
SO-HO Residence stage 2 – wider range
SO-HO Residence stage two will deliver 197 apartments - from compact urban apartments 1+kitchenette and 2+kitchenette, through spacious family 3+kitchenette to 5+ kitchenette with balconies and front gardens, to unique roof apartments with terraces, private gardens and stunning views. "Every unit embodies leading 21st century design, and includes parquets with underfloor heating, screen roller blinds, large format triple-glazed aluminium windows, and AC in larger and most smaller apartments. Underground floors feature storage areas and parking spaces – some with e-car chargers," adds Svatoň. "Apartment clear height is 2.75 m up to the seventh floor, and 2.85 m in the two highest floors – a distinctive feature that accentuates the project’s enviable standard.”
Commercial spaces and green areas
The second SO-HO Residence stage will include ground floor commercial spaces for residents and locals. A 20-metre-wide green area will be planted along the building’s northern façade, and the front gardens will support the Holešovice community atmosphere. Štěpánka Endrle Šmídová is the visionary behind the landscaping design and rejuvenation of the public areas. Greenery will bring colour and life to the courtyard areas, city boulevard, and the project’s rooftops.
SO-HO Residence Buildings are low-energy: protecting the environment and reducing water and energy usage. Rainwater from roofs and concrete areas will be used to water parks and green spaces, while extensive rooftop greenery will save heating costs and ensure a pleasant cooling microclimate in the summer.
