Tíšiny project brings intimate upscale living to Bratislava's Nové Mesto

Not only large residential developments, but also intimate living for the discerning. CRESCO REAL ESTATE, the largest residential developer, has launched sales at its new Tíšiny project, which it is developing in the Zátišie area of Bratislava's Nové Mesto district. With just 41 apartments, the project's intimate scale perfectly complements the pleasant residential atmosphere of a neighbourhood dominated by family houses.

The scale of Tíšiny is one of its greatest strengths. Rather than a large residential complex, Tíšiny is a boutique apartment building designed for families and individuals who value attention to detail, privacy, and overall quality of living. Future residents can already choose from 38 apartments and 3 penthouse units. "The intimate character is enhanced by the location on a quiet, low-traffic street surrounded by family houses. The architecture of the project fully respects the unique nature of this area," says Ján Krnáč, CEO of CRESCO REAL ESTATE.

The architectural design was created by studio AT26 Architects. "With Tíšiny, our primary goal was to bring architecture that would naturally respect the peaceful character of this location and the scale of the surrounding development. We placed emphasis on intimacy, community, proportions, privacy, and timeless architecture that would not be intrusive, but would naturally complement the project's surroundings," explains Jaroslav Takáč of AT26 Architects.

The Zátišie area combines a calm residential setting among family houses with excellent civic amenities and services. Within walking distance, residents will find the popular Kuchajda lake with its sports facilities, Vivo! shopping centre, schools, kindergartens, Pasienky — Bratislava's largest swimming pool — and employment opportunities in the surrounding business centres.

The area also benefits from its proximity to the Tehelné pole and Pasienky sports and leisure zone. "Quality of living is further enhanced by the nearby tram line — the public transport stop is just approximately one minute's walk away. Thanks to all these factors, the Kuchajda area is one of the most attractive already built-up neighbourhoods in Bratislava," adds Ján Krnáč.

Prices for individual apartments range from €174,838 to €772,935, with layouts from 1 to 4 rooms available. The project's quality ambitions are reflected in its premium specification. Every apartment includes hardwood flooring, underfloor or ceiling heating, central cooling in every living area, and electrically operated exterior blinds. "The specification corresponds to the character of intimate urban living for people who expect quality workmanship and a modern premium standard," adds Ján Krnáč. Construction of Tíšiny is scheduled to begin in Q4 of this year, with an expected completion date in Q2 2029.
